Senior Manager, Physical Plant
PURPOSE:
The Senior Manager of Physical Plant is responsible for overseeing the daily operations of campus facilities with a key focus on HVAC systems, budget management, and coordination of major capital projects. This hybrid role includes both in-office and on-site responsibilities and will involve managing physical plant budgets, assisting with Request for Proposals (RFPs), coordinating campus-wide projects, and maintaining campus equipment. The Senior Manager will work closely with engineers, design teams, and external vendors to ensure efficient operations, while also supervising office staff and addressing after-hours facility needs.
ESSENTIAL JOB FUNCTIONS:
- Oversee and manage the department's budget with a specific focus on HVAC systems, building maintenance, and related infrastructure projects.
- Ensure financial goals are met while managing costs effectively and recommending improvements.
- Ensure proper operation, maintenance, and repair of HVAC systems across campus. Optimize performance, energy efficiency, and ensure compliance with local codes and regulations.
- Assist in the development of Request for Proposals (RFPs) for various facility projects. Collaborate with vendors to evaluate proposals, negotiate contracts, and select the best-suited contractors for the projects.
- Act as a primary point of contact for coordination of major campus projects, such as renovations and new construction.
- Work with engineers and design teams to ensure projects are completed on schedule and within budget, with minimal disruption to campus operations.
- Review and interpret blueprints for campus renovations and new construction projects.
- Coordinate with engineers and design teams to ensure project designs align with operational needs and facility requirements.
- Assist in preparing board items for review, ensuring all documentation is accurate, timely, and in compliance with organizational standards.
- Supervise and support the office staff, ensuring they are meeting departmental goals. Provide training, guidance, and performance evaluations to ensure optimal performance.
- Manage after-hours facility issues and emergencies, providing oversight to ensure campus safety and operational integrity.
- Respond to after-hours maintenance and facility needs as required.
- Assist in servicing and maintaining campus equipment, ensuring all systems are functional, safe, and compliant with regulations.
- Ensure compliance with all local, state, and federal regulations related to building systems, safety, and environmental standards. Maintain a safe and secure working environment for staff, contractors, and campus occupants.
- Other duties as assigned.
QUALIFICATIONS:
- Bachelor's degree in Facilities Management, Engineering, Architecture, or a related field. Relevant certifications (e.g., HVAC, LEED) are highly desirable.
- A minimum of 7-10 years of facilities management experience, including at least 3-5 years in a supervisory or managerial role.
- In-depth knowledge of HVAC systems and experience in managing large-scale projects is essential.
Certifications, Licenses, and Registration:
- Professional certification or licensure in HVAC or a related technical field (e.g., state HVAC license or HVAC certification) is required.
Knowledge, Skills, Abilities and Personal Characteristics:
- Strong knowledge of HVAC technology, building systems, and relevant codes/regulations.
- Excellent leadership and team management skills.
- Ability to diagnose and resolve technical issues quickly and effectively.
- Strong organizational skills and attention to detail.
PHYSICAL DEMANDS:
Hybrid role with a mix of in-office work and on-site facilities management across campus locations. Will include occasional exposure to construction sites and maintenance areas.
Physical Requirements:
- Ability to move between various campus locations.
- Must be able to lift or carry items up to 25 pounds as needed. Must be able to respond to after-hours maintenance issues as required.
Additional Information:
- This role requires a proactive approach to problem-solving and the ability to manage multiple projects and priorities.
- Flexibility in work hours, including occasional evenings or weekends, may be necessary to handle after-hours facility concerns.
- Lifting and carrying objects of varying weights, standing for extended periods, walking frequently, climbing ladders, bending and stooping, reaching overhead, pushing or pulling heavy items, kneeling, crouching, manual dexterity for handling small objects.
