Construction Manager

Purpose:

This position manages the design and construction process for 1890 Research and Extension capital improvement projects of the highest complexity, scope, and dollar value. The construction manager is responsible for overseeing multiple projects at once and communicating directly with executive leadership and coordinating with the University's facility team. This is a 12-month, non-tenure track, and fully benefit-eligible position.

Essential Job Functions:

  • Evaluate and assess existing building conditions within the 1890 Research and Extension system to prioritize, budget, and schedule upcoming capital projects.
  • Prioritize and develop the 1890 Research and Extension Construction Plan and is responsible for quality, schedule, and cost control.
  • Manages project budgets and approves payments to contractors and designers.
  • Coordinates internal engineering review of schematic designs and construction drawings provided by outside consultants for conformance with operational needs and local, state, and federal codes and professional standards.
  • Represents the 1890s interest at construction progress meetings, conferences, and inspections. Reviews, negotiates, and approves change orders during construction as appropriate.
  • Conducts final inspections along with designers and recommends acceptance for occupancy.
  • Conducts post-occupancy inspections and resolves issues through warranty considerations.
  • Provides comprehensive guidance to customers in the procurement of professional design services and construction services as expeditiously as possible, in a manner best suited to their needs and in full compliance with the University's Procurement Code.
  • Monitor state projects during construction to ensure work complies with the building codes by reviewing inspection reports submitted by inspectors for notations of deficiencies and corrective action taken on deficiencies.
  • Comply with all federal, state, and university reporting requirements.
  • Perform other duties as assigned by the Dean.

Qualifications:

  • A minimum of five (5) years of construction experience is required.
  • Bachelor's degree in construction management, Engineering, or Architecture with related experience is preferred.
  • Skill in preparing plans, specifications, technical computations and cost estimates.
  • Ability to establish and maintain effective working relationship with 1890 employees, architects, contractors, engineers, and University employees.
  • Ability to prepare and revise plans and specifications.
  • Thorough knowledge of Project Management, engineering design methodologies, construction methodologies, and general construction.
  • Thorough knowledge of the laws, rules, and regulations of the construction and modification of facilities.
  • Thorough knowledge of the contract and bidding process.

Certifications, Licenses, Registrations:

  • A valid driver's license and a clean driving record are required.

Travel Requirements:

  • Statewide travel to construction sites will be required.
  • Overnight in-state and out-of-state travel may be required on occasion.

Supervisory Requirements:

  • Oversee contractors and vendors involved in construction projects to ensure quality standards are met.

Physical Demands:

  • Lifting or carrying objects up to 50 lbs.
